Full Description:
Old farmhouse with an unusual roof terrace. The property is just outside the village of Bugnara, it’s surrounded by a quiet green area close to woods; at the bottom of the property across the street lays a little valley with a small river: the Sagittario. The whole area along the river is been developed creating a walking path suitable for walks, runs and mountain bike rides.
The estate includes almost 8,000 sqm of land: an orchard with walnuts, plum, apple and other fruit’s trees; the steep part of the land has been planted with olive trees (a rough number of 50/60).
At the top boundary line there is a water channel which can supply free of charge clean water to the land and a possible pool.
The farmhouse has great potential suitable to various solutions given its size and design and the fact that require a full restoration. It’s built with the traditional local stones and terracotta brick; the Terracotta was also used for most of the floors and the ceilings.
Quite atypical is the existent roof terrace, a nice feature to enjoy the pleasant weather of Bugnara that given its 580m above sea level is never sultry in fact quite dry and with breeze coming from the surroundings peaks even in the months of July and August.
A small cellar to store wine, cheese and salame is carved into the solid rock.
The farmhouse is not enormous so the restoration budget is contained; still you could have space for a two/three bedroom main accommodation and one/two studio flat to rent out or for a small B&B, or else accommodation for your guests.
For sale by private vendor, all the paperwork’s in place.
